First Time Homebuyer Education

A Homeownership class that covers the general areas of: decision to purchase a home; process of buying a home; obtaining a mortgage; closing process of a purchase; understanding obligations as a homeowner; selection and how to purchase a home, home inspections; early intervention issues arising during or affecting the period of homeownership (including but not limited to refinance, default, foreclosure, post purchase maintenance and other financial decisions) and the sale or other disposition of
a home.

Default/Foreclosure Prevention Counseling

LSSSC’s certified housing counselors successfully assist homeowners who are at risk of losing their home by exploring any available options including loan modification, special forbearance, partial claims, repayment plans, reinstatement plans, and short sale options.

LSSSC’s counselors carefully evaluate cases on an individual basis, tailoring each counseling session to work specifically on each homeowner’s situation. Counselors also provide information about how to avoid Loan Modification scams.

Rental Counseling

The purpose of this counseling is to provide information regarding the rental rights and responsibilities in order to provide a healthy, safe housing environment and reduce the events leading to eviction. Clients seeking rental counseling may be transitioning from homeownership. The counselor produces a budget with the client and informs them of additional costs, such security deposits, that they will need to track. Rights and responsibilities are reviewed with the client, and a copy of the California Tenants’ Rights booklet is provided in the session. Clients will also be informed Affirmatively Furthering Fair Housing Act and their rights
and responsibilities.

The purpose of this counseling is to identify potential safety nets for the client and instruct them to keep services that can provide them with relief or removal from a
homeless situation.

Financial Capability

Our Financial education and empowerment are intended to help unbanked and underbanked consumers achieve, identify, and access lower-cost financial products and services, establish or improve their credit, increase their savings, or lower their debt. Housing counselors assist in helping clients make informed decisions about housing lending products, understand their rights, and locate resources if they fall victim of fraud schemes. Empowering clients with knowledge of consumer protections and free financial education resources.
